Ontario HST relief on new homes

In March 2026, Ontario announced a rebate of the HST on eligible new homes. The amount depends on the price of the home.

  • Homes up to $1,000,000Full 13% HST (up to $130,000)
  • $1,000,001 to $1,500,000$130,000
  • $1,500,001 to $1,850,000Declining from $130,000 to $24,000
  • Over $1,850,000$24,000

What is the difference between pre-construction and a new build?

Pre-construction means you buy before the home or building is built, usually from plans, with a closing date in the future. A new build can also mean a home that is under construction or already finished and ready to move into.

Should I visit a sales centre before contacting a broker?

Contact us first. Many builders require your broker to be registered on your first visit, and registering later may not be accepted.

How is a broker paid on a new build?

It depends on the builder's terms for working with brokers. We will explain exactly how it works for the project you are considering before you sign anything.

What is the Tarion warranty?

Tarion administers the statutory warranty on most new homes in Ontario. It covers certain defects for set periods after closing, and you will complete a pre-delivery inspection before you take possession. Visit tarion.com for details.

Can I negotiate the price on a new home?

Pricing flexibility depends on the builder, the project and market conditions. Builders may offer incentives or upgrades rather than lowering the price. We can help you compare what is on offer.
